Designing Density at the Water’s Edge
Located in Songdo, a master-planned district in Incheon, Korea, Songdo Xi Crystal Ocean is a nine-building residential development featuring seven towers and two luxury villas. Rising 39 to 42 stories, the project delivers over 1,500 units supported by expansive parks, community amenities, and integrated underground parking. Positioned along the Yellow Sea, the development establishes a direct relationship between high-density housing and the waterfront.
A Connected Coastal Framework
Set within one of Korea’s most progressive planned cities, the project extends beyond its site to engage the surrounding community. A network of east-west passageways and a central plaza link adjacent neighborhoods, schools, and public spaces, while ground-level retail activates the edge. Rather than a gated enclave, the development is conceived as an accessible environment that integrates with the larger urban fabric.
Planning for Views, Variety, and Access
The master plan organizes three residential types to balance density with livability: low-rise terrace homes at the water’s edge, landmark towers anchoring the western corners, and typical towers to the east. This arrangement maximizes unobstructed ocean views while introducing variation in scale and experience. Using drone studies and digital modeling, each building and unit was carefully oriented to optimize sightlines and natural ventilation.
Living at the Water’s Edge
Direct waterfront high-rise living is rare in Korea. Here, open space and building placement preserve continuous views of the sea while connecting residents to adjacent parks. The result is a residential environment that blends daily life with the qualities of a coastal retreat, where shared amenities and landscape create a sense of openness and ease.
Form, Expression, and Identity
The architecture draws from the movement of water to establish a distinct visual identity. Landmark towers feature expressive façades, while eastern buildings take on cascading forms that echo waves. Together, they shape a dynamic skyline along the coast.
